Georgetown city

Georgetown is the capital of Penang State, which has been registered as UNESCO World Cultural Heritage Site since 2008 for its historical and cultural values. Georgetown’s history dates back to British colonial era in 18th century. Georgetown city is a modern city with a unique blend of historical cultures and architecture.

It is a key commercial, industrial and transportation hub in northern Malaysia. With a robust economy contributed by industrial manufacturing and tourism, it offers a unique synergy of historical charm with modern amenities and infrastructure.

The landmark of Georgetown is the 65-storey high rise tower in central Georgetown known as KOMTAR, the redevelopment and rejuvenation of Georgetown city has led to an increase in new shopping centres and luxury condominiums.

Because of its popularity as UNESCO World Heritage Site and strategic location,
it attracts locals and overseas investors from Europe, Asia Pacific (Japan and China) and many others.

Georgetown City is a popular destination for long-stayer from overseas due to its good transportation infrastructure, healthcare support and modern amenities.

Gurney Drive

Gurney Drive is a famous location in Penang and also Malaysia. Known for its seaside promenade, it is now in the midst of completing its newest seaside promenade known as Gurney Bay. Currently, large shopping malls, luxury hotels and luxury condominiums are located along Gurney Drive.

Gurney Wharf is designed by Grant Associates, the master planner behind the world-renowned Gardens by the Bay in Singapore. Upon completion of Gurney Wharf, it will feature a big landscaped park, seafront dining and shopping. It is slated to be completed in the 1st half of 2024.
This area will experience substantial growth and capital appreciation in the foreseeable future.

Pulau Tikus

Adjacent to Gurney Drive, it is a matured affluent neighbourhood with a bustling commercial area and high-end residential area. It is walking distance to Gurney Drive.
It has a good transportation connectivity to the rest of the island and also a pedestrian friendly neighbourhood. The residential area in Pulau Tikus mainly consists of landed properties. The house value in this area is on the higher end of price range due to its limited land for development.

Tanjung Tokong

Tanjung Tokong is located North of Gurney Drive and a 10mins drive to Georgetown.

Public buses pass along its main road making it as strategic area to travel around the island.

Many condominiums are located in this area, and it’s a preferred residential location for the expatriate community.
Many groceries, shopping centres and restaurants are located in this neighbourhood.

Seri Tanjung Pinang

Seri Tanjung Pinang is a new planned township developed by E&O Development, the owner of the famous E&O hotel in Penang. It is located on the seaside area of Tanjung Tokong.
This well-planned township consists of a yacht marina, shopping mall and high end residential developments.
The centre of this well-planned township is the Straits Quay mall and Marina. It offers docking for yacht owners and seaside dining and shopping.
Future development of this area is the reclamation of a new island connected by 2 bridges, one from Seri Tanjung Pinang and another from Gurney Bay. Phase 1 reclamation of this island will be completed in 2023.
Penang’s monorail station will be built in Seri Tanjung Pinang, giving the residents an alternative way to travel around Penang island.

Tanjung Bungah

This mature neighbourhood located between Tanjung Tokong and Batu Feringghi consists of landed properties and sea front condominiums. The affluent suburb is home to many long stayers and expatriates. This area is a preferred choice for long stayers as it offers, good amenities, sandy beach, a few international schools and a serene environment.
New developments consist of mainly sea front condominiums which offers spectacular ocean view and sandy beaches. This is the only area in Penang where seafront condominiums have the luxury of beach access.
Many international schools are located in this area, making it a popular choice for expatriate families.

Batu Ferringih

Batu Ferringhi is the most popular tourism area in Penang with many international hotel chains having their presence here. Most hotels are located on the seafront of Batu Feringghi while the residential areas are on the hillside. New property developments are cropping up in Batu Feringgi.
Future infrastructure plan for Batu Feringghi consists of Water Taxi Stations and new highway linking Teluk Bahang , Tanjung Bungah and Tanjung Tokong offering an alternative route to Georgetown and also to reduce travelling time.
The Uplands International School, which is the oldest international school in Penang is located here.

Jelutong

Located next to Georgetown (10 mins drive), this area is a popular residential area among locals due to its proximity to Georgetown and main industrial area in Bayan Lepas. Jelutong is conveniently connected to Penang Bridge, Bayan Lepas and airport via Jelutong express way
Most development in this area consists of condominiums. There is a popular seafront promenade called Karpal Singh Drive where locals enjoy an evening stroll and also there are many restaurants located along the seafront promenade.
This location is part of the future LRT alignment which makes it a great choice for investment. Methodist International School and Penang Japanese school is located in this area.

Gelugor

With close proximity to Penang’s First Bridge and Bayan Lepas industrial area, this neighbourhood is ideal for people working in Bayan Lepas and Butterworth. With good infrastructure connectivity. Future LRT station will be built in this area.
This area has grown from a sleepy fishing village to a lively suburban area. With the new large-scale reclaimed land called “The Light City” it offers a well-planned township with seafront lifestyle. The Light City will feature the biggest convention centre in Penang, hotels and a shopping mall.

Bayang Baru

Bayan Baru is located in the South East side of Penang Island and is close to Penang International Airport, Bayan Lepas industrial zone and both Penang bridges.
Bayan Baru is a popular neighbourhood with new developments mushrooming around this area. This thriving neighbourhood is the preferred choice among locals especially the younger generation. New condominium developments are usually built with shop houses on the ground floor, thus making it vibrant commercial area as well.
The property prices are relatively low compared to North & North Eastern Penang, there’s a strong potential upside on property prices in the future making it a suitable investment choice.
The biggest shopping mall in Penang, Queensbay Mall is located here. There is also a golf course and an international school.
Penang LRT alignment runs through this neighbourhood making it a convenient way to travel around the island from Bayan Baru.

Bayang Lepas

Known as the Silicon Valley of the East. This area is home to major semiconductor companies such as Intel, Bosch, Renesas and others. Bayan Lepas is the epicentre of Penang’s economic lifeline. This area has been growing rapidly since the inception of the Free Trade Zone. Thanks to the rapid economic growth, this area has good infrastructure connectivity and few LRT stations will be built in this area.
Penang International airport is situated in this area and it has good highway connectivity tp Penang Second Bridge.

Batu Maung

Batu Maung used to be a quiet fishing village, but currently it becomes the gateway to e Penang’s second bridge. Penang’s second bridge connects to Batu Kawan which is a major industrial area in the Mainland area.
The completion of Penang’s second bridge brings positive economic spill over to this area.

Teluk Kumbar

Teluk Kumbar is currently going through major transformation a fishing village to a modern township since the opening of Penang Second Bridge.
The state government of Penang has earmarked this area as the second beach resort area after Batu Ferringhi.
