KL Metropolitan Area Introduction

KLCC (Around Petronas Twin Towers)

It is the heart of Kuala Lumpur where many office buildings, commercial facilities, 5-star hotels and high-rise condominiums are gathered around the Petronas Twin Towers, the world’s tallest twin towers.
The Petronas Twin Tower is not only a landmark, but its outstanding appearance attracts the people day and night. The surrounding properties overlooking the twin towers are always popular.
The commercial facilities called Suria KLCC and Avenue K are very convenient as they have popular restaurants and supermarkets as well as luxury brand outlets. Right next to the twin towers is a magnificent park where you can enjoy walking.
There is also an LRT (light rail) KLCC station, which is convenient for transportation. Persiaran KLCC MRT (Mass Rapid Transit) station and Ampang Park MRT station will open in 2023.

KLCC (Bukit Bintang)

Kuala Lumpur's most pop and trendy street, Jalan Bukit Bintang and its surrounding area.
In addition to “Pavilion KL” where luxury brand outlets are lined up, there are high-end malls “Lot 10”, “Star Hill”, 5-star hotels “Ritz-Carlton”, “Westin” and “Marriott” along Jalan Bukit Bintang.
The latest shopping mall LaLaport Mall (a popular shopping destination in Tokyo) just opened in Bukit Bintang City Centre (BBCC). The Bukit Bintang City Centre (BBCC) is connected to the monorail and LRT Hang Tuah station and MRT Merdeka station. It is a promising area for investment, but also suitable for a holiday home.

TRX (Tun Razak Exchange)

TRX (Tun Razak Exchange) is Malaysia's international financial zone (special economic zone) that offers tax benefits and seeks to attract financial institutions around the world.
This is a large-scale project to develop many office buildings, large malls, parks, hotels, and residential buildings in a vast area of 70 acres. TRX Station is an interchange station for the MRT line 1 and line 2.
TRX is a very high potential area for investment because this area is expected to develop significantly as a new financial and business district consist of many commercial and residential buildings.

Cheras & Sunway Velocity

Velocity (Sunway Velocity) is located 5 km south of central Kuala Lumpur. Not only is it easy to reach the city centre and suburbs by car, but the MRT (main stations: Maluri Station, Cochrane Station) and LRT (Maluri Station) are very convenient for transportation to many main areas of the city.
Velocity is a comprehensive development with shopping malls, medical centres, condominiums, hotels and offices. In addition to velocity, AEON MALL and Eco-Cheras Mall are located on the MRT line in the Cheras area, and this area is popular with Chinese locals as a downtown area of KL.

Desa Park City

Desa Park City is a relatively new township developed in the northern part of Kuala Lumpur City (Federal District), about 10 km from the city center. The neatly master-planned community offers a large number of houses and condominiums, a large commercial area (with many restaurants, stores, and AEON), an office area, a central park with ponds and greenery, a sports club, and an inter-school, among other facilities. The area is a rare pet-friendly residential area in Malaysia, and is popular with locals and foreigners who love pets. There are also many Japanese families who send their children to the international school.

Ampang

Ampang is a quiet and high-class residential area near the city centre and where many foreign embassies are located.
Since it is close to the centre of Kuala Lumpur, this area is suitable for diplomats and expatriates of multinational companies with offices in the city centre.
There are many international schools, major hospitals in this area.

Mont’ Kiara

Located about 7km northwest of the city centre (about 20 minutes by car), it is a luxury residential and commercial district developed for expatriates.
This area is home to more than 10,000 high-rise condominiums, 5 malls and shopping districts, and 3 international schools.
A new station will be opened in Mont Kiara under the plan of the railway network MRT Line 3 (ring road) that goes around the metropolitan area. (It is assumed that it will be completed around 2028).
Mont Kiara is suitable for the residence and investment of wealthy local people and expatriates. However, the selection of the property is the key for the success of investment due to many supplies of condominium.

Sri Hartamas

A quiet residential area next to the new royal palace. Compared to the adjacent Mont Kiara area, there are many detached houses, and it is an area with a quiet and luxurious atmosphere.
With Plaza Damas (restaurants, shopping streets) and Sri Hartamas shopping centre, it is a convenient area to live in, and some expatriates and retiress under MM2H live in this area.
There is a plan to open a new station on MRT Line 3 in this area as well, and future development is expected.

Bangsar / Bukit Damansara

A long-time well-known luxury residential area on a small hill about 5km west of central Kuala Lumpur. It is known as a favourite area for local celebrities, wealthy people and Westerners. There are also trendy restaurants, bars and high-end shopping centres, making it an area where you can enjoy a high-class life.
It is an area where you can use Bangsar Station on the LRT Kerana Jaya Line and Pusat Bander Damansara Station a.k.a Pavilion Damansara Heights Station the MRT Line 1. The office buildings and hotels have opened around Pusat Banda Damansara Station, and the Pavilion Mall and adjacent condominiums are scheduled to be completed in 2022 - 2024, making it a rapidly developing and new landmark area.

KL Sentral and Surrounding Area

KL Sentral Station, which is the core of the metropolitan area railway network, is not only served by LRT, KTM, monorail, and KLIA Express (high-speed railway to KL International Airport), but also connected to the MRT Line 1 Muzium Negara (National Museum) underground station.
There are many high-rise office buildings, 5-star hotels such as Hilton, Le Meridian, St. Regis, and a shopping mall and condominiums in this area. Nu Sentral Mall is directly connected to the station.
KL Sentral area has been developed as a business district and a residential area centering around the KL's main transpotation hub. It is a promising area for investment in rental condos, offices and commercial properties.

KL Eco City / Mid Valley / Bangsar South

KL Eco City is a new large-scale integrated project consist of office buildings, shopping mall, hotel, and condominium towers next to two stations that runs on two lines.
KL Eco City is linked to Mid Valley and The Gardens by walk-ways, the huge shopping malls where hotels, popular departmental stores, supermarkets, many brand outlets & retail shops and restaurants are available.
Mid Valley is also connected to many majour roads by direct accesses, making it a convenient area for commuting and living.

Bangsar South area has been developed as a combination of new business district and mall, restaurant & shopping district. Luxury condominiums and many condominiums have been developed in this area.
Within walking distance to Kerinchi Station and University Station on the LRT Kerana Jaya Line, it is popular with both locals and expatriates as a new area convenient for commuting and living.

Taman Desa

A relaxing environment where the local middle class has lived for a long time. Due to its proximity to the city centre, new condominiums are increasing.
This area is preferred by retirees under MM2H as there are many condominiums that can be rented at very affordable rents.
It is also popular with expatriates working in industrial parks such as Bangui and Nilai because of its good access to the highways.

Petaling Jaya / Bandar Sunway

A high-class residential area in Selangor, adjacent to KL City, which has been developed as a commuting area in the metropolitan area for a long time.
It is a popular area for the wealthy locals, with a series of malls, luxury homes, and condominium development.
There are stations in this area along the LRT Kerana Jaya Line and KTM Port Kelan Line, and living in a property near the stations is convenient for moving to the city centre.

Subang Jaya / Bandar Sunway

A suburban residential area preferred by the local middle and upper class, and is also known as education city with many universities, junior colleges, and international schools. There are many malls such as Subang Parade, Empire, Sunway Pyramid, etc., making it a convenient area for living.
Subang Jaya has two stations, LRT and KTM, making it convenient to travel to either the city or the suburbs of KL. Sunway's international schools and universities are popular with international students, and quite many foreign families live in the area.

TTDI / Bandara Utama / Kota Damansara

The TTDI district at the western end of KL City has long been popular as a luxury residential district, especially for landed properties, and is home to many wealthy people and celebrities. TTDI also has a magnificent park that is popular with locals.
Bander Utama and Kota Damansara, which are adjacent to TTDI, have been developed significantly as new luxury residential and commercial areas. Saujana / Ara Damansara / Shah Alam

The Saujana area is close to the Shah Alam area, where golf resorts and Subang Airport are located. There are many multi-national company's factories are located in this area, and many expatriates live in the area, too.
With the extension of the LRT line in 2016, Ara Damansara has become accessible by train to Petaling Jaya and the city centre, and the number of luxury condominiums have been mushrooming.
The Shah Alam area will have more new highways and a new LRT Line-3, scheduled to open in 2024. Further development potential area in the future.

Bukit Jalil / Sri Petaling

It is a suburban residential area in the southern part of KL City, which was developed for the Commonwealth Games held in 1998. Besides the stadium, there are shopping centres and golf courses. It is a popular area among the local middle class because of its good access to many parts of KL.
The LRT extension section opened in 2016 made this are easier access to the city centre, Puchong and Subang Jaya. It is a rapidly developing area of new landed properties and condominiums along the MRT Line 2 which is scheduled to open in 2023.

Puchong

Puchong is a suburban town that is rapidly developing as the southern part town along the LDP highway, and is home to many local middle classes.
Puchong is also a commuter town of people working in Cyberjaya and Putrajaya. It is also a famous area with heavy traffic congestion.
An extension of the LRT route opened in 2016 improved access to Petaling Jaya and KL sentral by public transportation.

Cyberjaya / Putrajaya

Putrajaya is a completely new administrative city located about 30km from KL city. The stanning landscape of Putrajaya always surprise the foreigners. Due to the relocation of Governmental offices, the influx of population is remarkable, mainly among civil servants and related companies, and many development projects are taling place in this area.
Adjacent Cyberjaya is a new industrial city created to attract IT companies, multinational companies and universities. It already has more than 500 multinational company offices.
The MRT Line 2, which opened in 2023, is a railway network that connects KL City Center with Putrajaya and Cyberjaya. Putrajaya and City Center significantly. Large malls, commercial and entertainment facilities are also coming up. It is expected that many locals and foreigners working for the multinational companies will flow into this area in the future. It is considered as area suitable for investment.
